We buy houses · The Midwest and the South

Sell your house as it is. No repairs. No cleanup. No commissions.

Pomleon Properties buys houses in any condition, from landlords, heirs and owners who are simply done. Tell us about the property and we will make you a straightforward offer.

For sellers

A quick, easy exit from a house you are tired of.

Repairs, tenants, probate, a long drive to check on it. If the house has become a burden, we can take it off your hands exactly as it stands.

  • Tired landlords

Done with repairs, late rent and evictions? Sell the property and stop being the one who gets the 2 a.m. call.

  • Inherited homes

A house you did not plan to own, full of belongings and decisions. We buy it as is, contents and all.

  • Out-of-town owners

Managing a house from a distance is expensive and stressful. Hand it off without flying in to fix it up.

  • Rough houses and rental packages

Deferred repairs, a stalled project, or several rentals you want to sell together. Send us the details.

Selling the usual way

  • Repair, clean out and stage the house first
  • Agent commissions and closing costs
  • Showings and waiting on a buyer's bank

Selling to Pomleon

  • We buy it as it is: no repairs, no cleanup
  • No agent commissions or marketing costs for you
  • One straightforward offer and a closing date that suits you

How selling works

Four steps. You choose the pace.

  1. Tell us about the house

Share the address, the condition and what you are hoping for. A few minutes is enough.

  2. We review it

We look at the property and the numbers. You do not need to clean or fix anything.

  3. You get an offer

A clear, written offer. Take your time and ask us anything.

  4. Close when it suits you

Pick a closing date. We work with the title company to handle the paperwork.

For buyers

Homes with owner financing.

Not every buyer fits a bank's box. We sell homes directly and carry the financing ourselves, with a simple down payment and a fixed monthly payment.

Make it yours

Plenty you can do with a home.

You buy the home as it is, and what you do next is up to you. Some buyers want a place to live for good. Others see a project.

  • Make it your forever home

Put down roots in a house you own, on a fixed monthly payment, and fix it up at your own pace.

  • Fix it and flip it

Handle the repairs, build equity, and sell it for what the finished home is worth.

  • Rent it to Section 8 tenants

Make the required repairs so the home can pass inspection, then rent it through the housing voucher program.

  • Lease it out yourself

Be the landlord. Rent it to a tenant of your own and collect monthly rent.

  • Get creative

A starter rental, a house for family, a project for the weekends. Every buyer finds their own use.

Repairs, taxes and insurance are the buyer's to handle, and what a home earns depends on the home, the market and the work you put in.

How buying works

Honest about the house, clear about the deal.

  1. See the home, as it is

Every listing shows its true condition with photos and a video walkthrough. Homes are sold as is, so you know what you are taking on.

  2. Know the terms

The price, down payment and monthly payment are set in advance and posted with the house.

  3. Apply with your down payment

We review applications in the order they arrive against our written criteria.

  4. Close and get your keys

We close through a title company. You make your payments to us, and you take care of repairs, insurance and taxes.

Questions

Straight answers.

Do I have to fix anything before I sell?

No. We buy houses as they are: no repairs, no cleanup and no staging.

Will I pay commissions or fees?

There are no agent commissions. We explain every cost in writing before you agree to anything.

How is your offer decided?

We look at the condition of the house, what it would take to bring it back, and local values. We explain the offer so it never feels like a mystery.

What if I am buying and cannot get a bank loan?

Owner financing may be an option. We are not a bank, so we look at your down payment and our written criteria instead.

Who handles repairs after I buy?

You do. Homes are sold as is, and the owner takes care of repairs, insurance and property taxes once the deal closes.

Is the price negotiable?

Each home has one posted price and one set of terms, the same for everyone. That keeps things fair and simple.

“I believe the best investments aren’t just measured in dollars. They’re measured in lives improved, neighborhoods strengthened, and opportunities created.”

About Pomleon

Hi, I’m Stacey Pacas.

Long before I became a real estate investor, I was a single mother trying to create a better future for my son, Nate, and me.

Like many people starting out, I didn’t have a large savings account, investment properties, or a roadmap to financial freedom. What I did have was determination and a belief that if I worked hard enough, I could build something better.

Years ago, I purchased my first home, a small fixer-upper condo. It wasn’t glamorous. In fact, it needed a lot of work. Hiring professionals for every project simply wasn’t an option, so I rolled up my sleeves and learned how to renovate it myself.

What began as a necessity quickly became a passion.

I spent countless evenings and weekends learning, making mistakes, solving problems, and slowly transforming that condo into a home that Nate and I could be proud of. Along the way, I discovered something I loved: seeing the potential in properties that others overlooked.

Nate and me, years ago.

Over the next decade, I continued developing my renovation and design skills while building a successful career in operations and project management. My background in architecture gave me a strong appreciation for thoughtful design, while my professional experience taught me how to manage projects, budgets, and people effectively.

Eventually, that combination of experience, passion, and perseverance led me to found Pomleon Properties.

Today, I invest in residential properties, helping families find homes they can be proud of and helping revitalize communities. I believe that every house has a story and every neighborhood deserves quality housing.

My approach to real estate is shaped by where I started. I know what it feels like to stretch every dollar, tackle challenges head-on, and work toward a dream that sometimes feels bigger than your circumstances. That’s why I care deeply about providing homes that people are proud to live in, and about being a landlord who treats tenants with fairness, respect, and integrity.

Real estate has changed my life, but not because of the properties themselves. It changed my life because it taught me that ordinary people can build extraordinary futures through persistence, education, and a willingness to do the hard work.

The journey from a struggling single mom renovating her first fixer-upper to a real estate investor wasn’t always easy, but it taught me one of the most important lessons I’ve ever learned:

Potential is everywhere. You just have to be willing to see it.

And that’s true for both houses and people.

Welcome to Pomleon Properties. I’m glad you’re here.
